We’re looking for a strategic and passionate Head of Refurbishment to lead the national refurbishment programme across our retirement villages and aged care sites. This is a senior leadership role where your expertise will shape living environments that truly transform lives.
You’ll oversee the delivery of approximately 350–400-unit refurbishments annually, managing a ~$12 million budget, and ensuring every project is delivered to the highest standards of safety, quality, and care. You’ll lead a dedicated team, collaborate across functions, and drive innovation and sustainability in everything you do.
What You’ll Be Doing
- Programme Leadership: Design and implement a multi-year refurbishment strategy that reflects our commitment to care, compliance, and resident wellbeing.
- Project Delivery: Lead the end-to-end execution of refurbishment projects, ensuring consistent standards of finishes across accommodation types and delivering on time and on budget.
- Budget Management: Manage an annual refurbishment spend of ~$12 million, ensuring accurate forecasting, cost control, and value creation.
- Team Leadership: Mentor and grow a high-performing team, fostering engagement, collaboration, and continuous improvement.
- Stakeholder Engagement: Work closely with Village Managers, Sales Managers, contractors, residents, and families to ensure refurbishment outcomes meet diverse needs.
- Compliance & Risk: Ensure all projects meet safety, quality, and regulatory standards, with robust risk management practices across all sites.
- Reporting & Insights: Provide clear, actionable reporting to executive leadership on programme progress, risks, and opportunities.
- Continuous Improvement: Champion innovation in design, materials, and processes to enhance resident satisfaction and drive efficiencies.
- Sustainability Focus: Lead the development of a construction waste diversion programme to support our sustainability goals and reduce landfill impact.
What You’ll Bring
- Proven experience leading large-scale refurbishment or capital works programmes, ideally within retirement living, aged care, or multi-site property portfolios.
- Strong project and programme management skills, with a track record of delivering on time and on budget.
- Demonstrated ability to manage substantial budgets and optimise resource allocation.
- Exceptional leadership, stakeholder engagement, and communication skills.
- Deep understanding of building compliance, health & safety, and aged care sector standards in New Zealand.
- Relevant qualifications in construction management, project management, engineering, or a related field.
- A strategic mindset with a passion for quality, innovation, and resident wellbeing.
